Position Objective:
Manage and supervise development activities including design and construction of new buildings, site development and tenant improvement projects within budget and on schedule. Applicant must be capable of overseeing all aspects of development, including site approvals, land development, and build-to-suit or speculative projects.

This position can be based out of our Malvern, PA or Philadelphia, PA office.

Essential Duties:

•Oversee and manage the development of concepts, plans and budgets for potential land acquisitions and building development to ensure all projects are completed on schedule and within budget. This includes overseeing the development and construction process from project approval to completion and turnover to Property Management.
•Prepare and maintain budgets for development projects including compilation and acquisition of all related bid packages.
•Monitor project schedules, budgets, regulatory reviews and approvals.
•Visit job sites regularly.
•Work closely with tenants on large or detailed tenant improvements projects to ensure their satisfaction.
•Assist in selecting contractors, architects and engineers.
•Prepare and present the required information at Project Review so that all committee members understand the project, the potential value creation, potential risks and budget and design.
•Regularly liaise with government authorities, agencies and public utilities to create and foster positive working relationships to obtain project approvals and to enhance Liberty’s reputation as a developer of premier properties in the region.
•Manage the draw process to ensure accurate and timely payment to vendors and subcontractors.
•Work with Marketing, Leasing and Property Management to continually improve building design incorporating Liberty’s “Design Guidelines” and meet the needs of Liberty’s tenants.

Required Skills & Experience:
•Strong construction knowledge for all product types including office, flex, and warehouse buildings
•Knowledge of and experience with obtaining all site development approvals
•Strong working knowledge of sustainability initiatives and thinking
•Demonstrated commitment to customer service and a track record of exceeding customer and vendor expectations.
•Self-starter, but can function effectively as part of a team
•Excellent time management skills and a proven ability to meet deadlines
•Well-developed analytical and interpersonal and communication skills (both written and verbal)
•Proven organizational skills and attention to detail
•Strong problem solving skills
•Good judgment and influencing skills
•Ability to travel to other locations and develop projects; overnight travel may be required
•College Degree in Engineering, Real Estate, Architecture or Construction is strongly preferred
•Minimum of 7 years of commercial project management, construction and/or development experience
•Minimum of 5 years of experience in developing and managing budgets
