PURPOSE OF THE JOB:

To provide overall strategic and daily management of the Louisville YUM facilities (RSC, YCC1, and Aviation) and administrative service programs. Areas of leadership accountability include Travel, Building Operations, Security and Safety, on-site Facility Support programs, and budget planning/implementation. Translate corporate goals into safe, secure quality work environments that can respond to change, while maximizing employee productivity and minimizing cost and disruption. This position has a major direct impact on overall employee morale and productivity, upon YUM's physical corporate image, and must utilize prudent value maximization strategies to capture full asset value while also responding to corporate directives.

JOB FUNCTIONS:


Louisville Campus Facility Operations


    - 365K SF+ in office space; 1200 associates located on four campus sites (RSC, YCC & Aviation) in four different facilities (Whitehouse, Tech Center, YCC1, & Aviation)
    - Engineer/technical support (Standards & Procedure development/implementation; repair & maintenance of facility and equipment, landscape/grounds keeping (50 acres), janitorial and construction projects.
    - Negotiate, analyze, and approve contracts with outside parties for all facilities projects (construction, refurbishing, engineering, architecture, etc). Obtain competitive bids, design proposals and analyze. Present to senior management and execute upon approval. End project to be completed within budget constraints and to be state-of-the-art caliber.
    - Manage energy conservation measures and utilities management systems designed to insure and improve the overall efficiency of building systems
    - Maintain the aesthetic corporate beauty of the campus locations and continually plan for future development opportunities

Manage the Louisville Facilities Safety/Security, Guest and Mail Operations


    - Manage the Louisville facilities security and safety programs, including but not limited to Building Evacuation, Fire/Life Safety Training, facility access systems - card/key and CCTV monitoring, Security Incident & First Aid response and building systems/equipment alarms. Maintain relationships with FBI, Homeland Security and Metro Police to respond to threats of terrorism and investigations.
    - Support Asset Protection team with Executive Protection both in office and home environments. Provide CCTV monitoring of Executive homes during high-risk and threat situations.
    - Manage the Guest Services Operations to include four reception stations supporting 2,400 visitors per period and the operation of Telephone Switchboard support averaging 21,000 calls per period
    - Manage Mail Operations and on-site Administrative Service & Equipment programs:112 pieces of equipment - copier, facsimile & postage machines, Reprographic Services

Manage the Dining Center/Catering Functions and Company Store/Conf Center Operations


    - Manage contract Dining Services operations at RSC & YCC with full line food court menu and brand express units.
    - Accountable for Company Store operation for purchasing and selling branded logo merchandise and support contract vendor for catalog sales
    - Manage Conference Center/AV Support by providing scheduling & set-up; AV services support and Video Teleconference management


Manage Employee Programs and National Business Programs Initiatives


    - Development and implementation of employee programs supporting the ?Employer of Choice? initiative ? Concierge services (i.e. dry cleaning, amusement tickets, group activities, etc). Logistic and planning support for the Employee Culture Team and On-site Day Care Center program.
    - Implement national business programs (NBP) at the local basis, acting as single contact point for the YUM Corporate Services National Business Program Team. Participate in national vendor reviews, performance development/assessment, new program selection & implementation processes, etc.


Management of department administrative systems, staffing and budgets


    - Manage annual expense budget and capital budget project spend.
    - Full financial accountability, prepare, monitor and control spending, identify areas for capital project spending, and develop and prepare proposals to obtain senior management project approval
    - 19 departmental full-time employees; 104 contract employees
    - Lead facility & business program performance for the Louisville facilities,
    - Develop, maintain & conduct analysis with primary performance measurement systems & procedures
    - Lead on-going review of service portfolio to identify efficiencies and best practices, reducing spending and increasing overall value to YUM customers
    - Strategically manage department-staffing solution to maximize current performance, on-going development plans and establish/maintain overall bench strength
    - Drive communication channel with key customer, department personnel and vendor partnerships.
    - Carry out corporate goals and add to the bottom line operational profitability of the organization

Strategic Management of Yum! Travel Program


    - Effectively manage and track all aspects of Yum! Travel, as well identify and employ cost savings opportunities.
    - Negotiate contracts with suppliers to ensure cost, quality, service, innovation and sustainability for all travel related expenses.
    - Develop and maintain knowledge of market trends, competition and customers.
    - Success in this role involves building strong working relationships with PepsiCo and Yum! Brand strategic partners

EDUCATION:

Bachelor's degree in business or technical area, master's degree in business preferred. Design, Architectural or Engineering experience is essential. Seven to 10 years of job related experience.


Specialization: CFM (Certified Facilities Manager) designate preferred


EXPERIENCE (and other qualifications):

? Must work well in a team environment. Have strong interpersonal and communication skills and work with all levels of management, both RSC and field.

? Independently able to make sound decisions based on a mixture of analysis, experience and judgment. Constructively challenges fundamental assumptions regarding accepted ways of doing things. An "out-of-the-box" thinker who stimulates creative thinking in others with excellent negotiations skills. An excellent project juggler to handle the many diverse issues that this position will need to manage.

? To create and maintain a work atmosphere that is attractive, functional, environmentally safe, within regulatory code compliance (OSHA, federal, state, and local, ADA accessible) economical, and conducive to employee morale and productivity.

? Must be able to handle highly confidential and sensitive information with total discretion which has to deal with reorganizations, rightsizing, total office relocations or closing, and other special project assigned by top senior management who are requesting recommendations based on favorable operational returns.

? Creative problem solving that facilitate customer needs within the current business boundaries; analysis and decision making capabilities; strategic focus/guidance.

? Understanding of YUM?s Dynasty Model, CHAMPS and Customer Mania strategies, as well as the Functional infrastructure and inter-relationships for other RSC campus locations.

? Strong skill sets with Team Leader/People Development, communication, vendor relations, contract negotiation, project management.

? Ability to multi-task and prioritize projects/tasks.
