The Assistant Director, Operations will provide the highest possible level of customer service and support to ensure long term tenant occupancy. The primary function of this position will be to manage, coordinate and supervise the after business hours operations of the Comcast Center to include janitorial, building operations, elevator services, all contractor work, special events and all building systems operations. The position represents Liberty’s building management presence in the building afterhours and generally will require working Monday through Thursday 4 pm to Midnight, Friday TBD with flexible hours including weekends as necessary.



Essential Duties and Responsibilities include the following. Other duties may be assigned.

•Oversee and manage on-site building operations in the after business hours to ensure all building services such as preventative maintenance, systems management and contractor repairs, special events, incident handling, restaurant operations are operating according to policy and procedure as set by Comcast Center management in coordination with tenants.
•Act as point person for Liberty Property Trust management of Comcast Center in addressing any issues that occur in the building after-hours and interface with tenant, contractor and external community points of contact on a regular basis.
•Oversee on-site BOS staff work that has been assigned by third-party Account Manager in conjunction with Liberty’s Director of Operations. Ensure proper operations including scheduled inspections and evaluation of building equipment systems and grounds to ensure appearance and operations meet high level of performance.
•Coordinate required evening testing, and operational shutdowns with all constituents.
•Coordinate contractor work within the Comcast Center to ensure safety, cleanliness and work completion requirements are being met.
•Direct on-site property service management team to respond and address tenant issues to ensure high customer satisfaction.
•Identify and implement energy savings opportunities for Comcast Center based on evening system, lighting, usage patterns in the evening hours.
•Manage the regular inspection of and evaluate all building equipment, systems and grounds to ensure appearance and operations meet high level of performance
•Assist Director of Operations with recommendations and operating plan for the budget process based on after hours needs.
•Assist with ensuring all required codes, licenses and certifications are maintained for building operations
•Assist with coordinating an integration of BOS operation, security, janitorial and tenant needs by communicating with all teams on a nightly basis with building activities, incidents and procedure requirements.
•Schedule and oversee building work by contractors by providing management oversight to third party vendors, maintenance and operations activities for after business hours.
•Assist with managing and implementing capital expenditures and building projects
•Maintain comprehensive building operations records


Required Skills & Experience:
•Excellent written and verbal communication skills
•Sound judgment and decision making skills
•Ability to provide exceptional customer service
•Understanding of building systems and maintenance initiatives, knowledge of central plant preferred
•Ability to be “on call.”
•Bachelor’s Degree preferred
•5+ years’ experience in property or facility management is required
•Skilled at trouble shooting HVAC and building automation systems, building electrical equipment and overall MEP system ability.
•Prior experience working with computer software.
•Prior experience in energy conservation & efficiency measures.
•LEED, CEM or Green Advantage designations are a plus.
•OSHA 10 Certification is a plus
•CFC Universal License is a plus
