Portfolio Manager

The Portfolio Manager is responsible for maximizing the performance and value of the company's portfolio of real estate assets that are owned and/or managed through acquisitions, dispositions, or operations. Responsible for formulating and implementing a long-range real estate asset management and/or fund management strategy. Responsible for all product or property types within the fund, which may include office, retail and multi-family. Lease with real estate managers, directors and regional colleagues to deliver appropriate property solutions, contribute to the preparation of real estate investment requests and consult on cross-regional projects. Provide property portfolio financial modeling scenarios to enable functional, flexible, and cost-effective properties in support of business objectives. Lease with business units advising on real estate matters in regards to mergers and acquisitions. Track data quality within real estate systems and work with real estate managers as well as the responsible collaborator teams to help improve accuracy. Analyze property data to evaluate regional portfolio performance. Maintain active awareness and understanding of real estate market trends and initiatives which may influence the development of NFS Real Estate to achieve 'best in class'; Provide internal and external benchmarking and apply innovative practices for leasing and/or owner and disposal needs. Assist in developing collaboration solutions and responsible for oversight of regional transaction collaborators including SLAs, KPIs and governance. Must demonstrate ability to think strategically, influence others and drive results. In addition, must have broad knowledge of finance, performance management, and business administration within corporate real estate environment as well as proven track record in strategic partnership and planning, change management and innovation, and results and accountability functions.
Business Consulting: Includes analysis/evaluation of business and/or system process and functional requirements, development of business cases, client support during system development and implementation, development and maintenance of service level agreements. Develops relationships with upstream and downstream business partners. Develops/maintains and changes business processes, and understands the business processes of assigned partners and how they relate to our functional areas. Develops and recommends changes to business processes.
Essential Functions:

- Directs the development of comprehensive and strategic business cases with cost/benefit dimensions of proposed projects that are used at management and executive levels for funding and scope decisions.
- Directs/conducts the analysis of current business processes and functional requirements.
- Prepares appropriate documentation to communicate and validate the information.
- Identifies and coordinates within other project managers and implements schedule deadlines as appropriate.
- Manages common resource demands.
- Provides on-going project management and status reporting at all levels.
- Provides advice and input into the project plan.

- Makes recommendations for improvements to KP standards/methodologies.
- Establishes relationships with supervisors, peers and project member to obtain necessary resources and gain support in project delivery.

Qualifications:
Basic Qualifications:
- Total of ten (10) years, to include three (3) or more years in a consulting or management role.
- Five (5) years experience in healthcare environment and/or five (5) plus years of experience working in a department relevant to the current posting.
- Bachelor's degree in management or related discipline. Experience within health care field a plus.
- Preferred certification or advanced qualification by third party association that matches the function or field applicable to the business discipline.
- Preference for certification by professional society or industry group (i.e, Real Estate, including: Portfolio Management, Lease Administration, Transaction Management and/or CRM training)
