We are currently in search of a Development Assistant to join our Philadelphia team and enable Liberty to further reach our goals! This position will be primarily responsible for supporting the Development/Project Management Team for the Urban Region in daily activities ranging from working with contractors, clients, vendors, City Services and the City of Philadelphia License & Inspections as well ensuring that projects are being tracked properly. Essential Duties •Prepare construction contracts and maintain documentation of liability insurance for vendors for all projects •Prepare Requests for Proposal (RFPs) for potential development projects or project components •Prepare bid packages (drawings, specifications & project requirements) for at least three contractors to ensure competitiveness with every project •Assist Project Manager with managing the bid process •Work with the City, contractors, attorneys, title companies, architects, engineers, etc. to obtain permits, transfer deeds and organize projects •Meet multiple, overlapping deadlines & be able to prioritize daily •Create & maintain files on current and recently completed projects using established filing system for both hard copies and electronic documentation. •Archive drawings and files, as builts and O&M manuals for completed projects •Maintain electronic and hard copies of building plans for current projects •Be responsible for securing gas, water, electric and phone / data services to the project sites and procuring the appropriate meters •Prepare information & presentations for internal project review and well as public forums including presentation books, plans, etc. •Review for completeness, process and follow up on Applications for Payment, Change Orders and invoices •Prepare and follow up on bonds & escrow •Coordinate, review and process pertinent shop drawings with the contractors •Liaison with FM Global for drawing / document reviews, site visits and recommendations •Assist Project Managers in researching, evaluating and reporting of data for Project Team use in meeting development obligations •Submit report of expenses from company credit card use and reimbursable expenses •Maintain calendar and address book in Outlook, review e-mails and voicemails •Schedule and coordinate meetings •Prepare travel arrangements •Coordinate dinner events for closing of projects •Tenant Services relief & Receptionist relief, as needed Required Skills & Experience: •Strong experience in MS Office Suite (Word, Excel, Outlook, PowerPoint) required; Experience with MS Publisher, Adobe Acrobat & Illustrator helpful •Experience with AutoCAD a plus •Strong degree of professionalism and commitment to customer service •Strong attention to detail, problem solving, time management and organization skills •Self-starter •Ability to communicate effectively to all levels of an organization through a variety of mediums (email, letter, phone, etc) •Ability to handle sensitive and confidential information with a high degree of discretion •Ability to work well in a fast-paced team environment and manage multiple priorities simultaneously •Ability to work successfully independently as well as part of a team •Bachelor’s degree required •Minimum of 2 years of previous experience in construction or real estate, or educational equivalent Interested applicants must apply online at: http://www.libertyproperty.com/job-opportunities.asp |
