Manage the review process for new and existing Network leases to support Regional and Area Build Plans, Projects and Pipeline of sites being developed. Point of contact to answer process questions from region specialists, consultants and attorneys. Provide oversight and insure compliance by the Review of Deal Memos, Site Priority ranking, Risk Assessment Letters (RAL), Environmental documents and title report. Understand and Enforce compliance with network leasing standards and Master Lease Agreements. Provide background on the purpose for the site, site prioritization ranking, terms. Develop Executive Memoranda for Area Network VP through interpretation of legal and business risk associated with contract packages. Manage, review and interpret real estate contracts for data base management. Manage Sarbanes-Oxley compliance within Area review process. Scan and Notarize agreements as needed. Prepare monthly reports for HQ and region results reporting. Provide financial analysis (capital, expense, trends and business metrics) across multiple regions for monthly reporting and ad hoc reporting upon request. Leverage database and other reporting systems to produce statistical analysis on deals processed, including: average site rent reports, site acquisition performance. Analysis and reporting on trends. Administration and Reporting- Monitor and report on internal and external vendors in regard to meeting project deadlines. Coordinate, monitor and report monthly on the progress of lease terminations, lease renewals and expired lease extension agreements. Manage site documentation and recording. Project Management - Manage and support special programs on behalf of Headquarters, Area initiatives (Cost reduction programs, Vendor Management) and Region project (Renewals, Property Management). Identify and gather information, establish and keep timelines and drive results across the Area and Regional teams. Departmental Support- Communicate, track and coordinate the due diligence required for sites in search in support of the current build plan. Coordinate and track real estate activities for projects on existing sites.
